The Remote Listing Makeover is for owners who are happy running their property day to day but feel their listing could be doing better. We do the work for you rather than handing you a list of suggestions, and you don't need to be at the property.

We rewrite your title and description so they speak to the guests most likely to book in your area, complete your amenities list, and set out clear house rules. We put together a pricing strategy that takes account of local demand and the new Airbnb fee, write a set of guest messaging templates for booking confirmation, check-in, checkout and review requests, and get your calendar set up properly so you avoid double bookings and empty gaps.

The Makeover costs £249, paid once. When you are ready, you can buy the Remote Listing Makeover now for £249. After checkout we will ask you a few quick questions about your property, then add ourselves as a co-host while we make the changes.

Remote Co-Hosting is for owners who want the online side of hosting handled for them while they, or their own cleaner, look after the property itself. We take care of guest messaging and booking requests, keep your pricing up to date through the seasons, reply to reviews and review your guests, and keep your listing fresh and accurate.

Our fee is 12% of your Airbnb earnings, worked out on what you receive after Airbnb's host fee, with a minimum of £75 a month and a minimum term of three months. Airbnb can pay our share to us automatically through its co-host payout feature, so there are no invoices to chase for Airbnb bookings.

The On-Site Premium Relaunch is for properties that need more than new words. It includes everything in the Remote Listing Makeover, plus a visit from our team to get the property itself ready to shine.

During the visit we declutter, organise and lightly stage the rooms using what you already have, so the space looks its best on camera and feels welcoming when guests arrive. A professional photographer then takes a new set of photos, and we produce an inventory so you have a clear record of what is in the property.

The Relaunch costs £695 for properties with up to two bedrooms and £895 for properties with three or more bedrooms. You can buy the On-Site Premium Relaunch for up to 2 beds for £695 or buy the On-Site Premium Relaunch for 3+ beds for £895. After checkout we will ask for your address, access details and some dates that suit you for the visit. As this package includes a visit, it is for properties in the Worksop, Retford, Bassetlaw, Sheffield and Rotherham area, so if you are not sure whether we cover you, please check with us first.

Full Management is our complete service for owners who would rather not be involved day to day. It includes everything in Remote Co-Hosting, plus cleaning, linen and turnovers between every stay, carried out by the same teams who look after our own homes.

Our fee is 18%, or 15% if you choose a 12-month term or have two or more properties with us.

You remain the owner and host of your listing, and you are responsible for the property itself, including safety certificates, insurance, and any permissions you need from your mortgage lender, landlord or council. We are happy to point out anything we notice, but we can't take that responsibility on for you.

For ongoing services, we agree everything in a short written agreement first, covering what we do, how our fee works, the term and how to give notice. We can't promise a set level of income, because that depends on the property, the season and the market, but we will always work hard to get the best from your listing.
